| Dryer Vent Cleaning |

The Tara community documents stipulate that homeowners are responsible for the maintenance and repair of dryer vents. In past newsletters, mailings and website postings homeowners have been reminded of this responsiblity and encouraged to have their dryer vents cleaned on a regular basis to avoid the possibility of a fire caused by a clogged vent. The Council of Co-Owners is concerned that not all homeowners are having their dryer vents cleaned on a regular basis and as a result there are numerous fire hazards throughout the community. At the April 2012 board meeting, the HOA board voted to require mandatory annual cleaning of all dryer vents at homeowner expense. The new policy will be effective this summer.

| Parking Pad Repairs |

Riegler Blacktop is scheduled to repair and seal parking pads on Hamilton Court, Mimosa Trail and Jackson Court beginning around May 9th. Prior to the sealing process Riegler will post "NO PARKING" signs announcing their scheduled work days. Since each parking pad will be closed for approximately two days to prepare and seal the blacktop, residents with driveways and garages are encourage to use their driveway or garage to the maximum extent possible and leave the remaining pads open for those without garages. Please abide by the "NO PARKING" restriction on scheduled workdays in order to avoid having cars towed.

| Patio Shades/Blinds |

At the April Council of Co-Owners meeting the board approved the installation of patio shades/blinds in the Tara community as recommended by the Architectural Committee. The exterior shades will allow homeowners with a patio or deck to block the intense summer sun and allow homeowners to better utilize their deck or patio. As with the "Screened Porch" policy the installation of the patio shades/blinds requires the homeowner to submit an "Improvement Application" to Towne Properties and have the application approved by the board of directors prior to installation.

| Update on Fiber Optics |

Cincinnati Bell recently contacted Becky Huffman, our Property Manager, and advised that they will begin installing the fiber optic lines in the community this summer. Installation should be completed in the fall of 2012. Watch for further details later this summer. (UPDATE 04/28/12 - The board has not yet approved the Cincinnati Bell design plan on the placement of equipment boxes in the community but the orange markings and stakes at the main entrance to Tara are in preparation for the installation of fiber optics by Cincinnati Bell. Some progress is being made!)

| “Rejuvenation” Pruning |

In order to get a handle on overgrown landscaping in the community, the Co-Owners Council decided to have our landscaper, The Brickman Group, drastically prune many of our shrubs. This type of pruning is referred to as “rejuvenation” pruning. The pruning was completed in January and February of this year. Hopefully, the following questions and answers will provide you all the information that you will need about this pruning.
