| “Budget” Meeting Set |

As required by a new state law, the Co-Owners Council has scheduled a meeting where owners may either ratify or reject that entity’s 2012 budget. The meeting will be held on December 8, 2011, at the Tara Clubhouse at 9:00 a.m. All homeowners are welcome to attend this meeting.

| “Rejuvenation” Pruning |

In order to get a handle on overgrown landscaping in the community, the Co-Owners Council has decided to have our landscaper, The Brickman Group, to drastically prune many of our shrubs. This type of pruning is referred to as “rejuvenation” pruning. Hopefully, the following questions and answers will provide you all the information that you will need about this pruning.

| Co-Owners Council’s 2012 Budget |

The Board of Directors of the Tara Council of Co-Owners recently approved its operating budget for fiscal year 2012. It is pleased to announce that there will be no increase in HOA fees for 2012.
While the Board anticipates a significant increase in water and sanitation bills for the coming year, it was able to reduce or maintain expenses in most other categories. Unfortunately, water and sanitation now account for almost 30% of the budget as compared to 20% just four years ago in 2008.

| It’s Time To Winterize |

Please remember to shut off all outside water outlets. Because water expands when it freezes, failure to turn off and drain outside water outlets can cause pipes to burst. Please also remember that Towne Properties will soon be collecting all unattended hoses. As a result, please store in your garage any hose that you do not want collected.

| Sand Buckets |

The Co-Owners Council will once again place sand buckets at Terrace and Gallery buildings. For Terrace buildings (those buildings with common entryways), a sand bucket will be placed on the porch near each entry. For Gallery buildings (those buildings with 14 units), a sand bucket will be placed on two of the porches near the middle of the building. In addition, a sand bucket will be placed at each end of every Gallery building. Other residents will be provided a sand bucket upon requesting the same from Becky at Towne. Requests should be made before December 15th so that all sand buckets can be delivered at the same time.
